Black Swan Build — residential developer and custom home builder on Long Island, New York
Swan
We build four residences a decade.
Black Swan Build is a residential developer and custom home builder on Long Island, New York. We take on a handful of commissions in the region's most guarded addresses, and each one begins with the land and ends only when the last stone has been honed by the same hands that quarried it.
There is no catalogue, no specification sheet, no menu of finishes. There is a site, a client, and a decade of consequence. We measure our work in permanence rather than inventory.
The Curated Collection
4 Works
Quality is not specified. It is witnessed.
Stucco
Applied in three coats and hand-floated to a fine sand finish, left quiet enough to hold a shadow at noon.
Natural Stone
Selected by the slab rather than the sample, and set so the veining travels unbroken from the entry court to the last interior wall.
Large Format Tile
Cut in panels sized to the room, laid with joints thin enough to disappear when the light rakes across them.
Glazing
Windows drawn to the full height of the wall, frames held to a dimension that lets the sky in without asking to be noticed.
Stair Railings
Balusters turned and rails formed by hand, each intersection finished until the metal feels as smooth as the stone it climbs.

The land is a commission of its own.
Landscape work is taken on its own, with or without a house from us. An existing residence whose grounds have gone quiet, a garden that never worked, an acre left unshaped — grade, drainage, walls, planting and light are drawn and answered as a separate commission.
Where we are also building, the landscape is drawn alongside the architecture so the ground arrives finished rather than furnished afterwards. Either way we build it: our own crews set the stone, plant the specimens and install the irrigation and lighting, then return season after season to keep the garden shaping toward the drawing.
Planting Design
Specimen trees and a layered understorey chosen for the site's light, its soil, and the wind that crosses it.
Stone & Grade
Dry-stacked walls, terraces and walks set to move water and hold the ground exactly where it should be held.
Light & Water
Concealed lighting and still water, drawn so the garden is read as carefully at midnight as it is at noon.
The people who live in these houses describe them better than we can.
“They showed us the stone before it was cut and told us plainly that it would outlive us all. Four years on, the house still feels like something that was considered rather than ordered.”
“Nothing was hidden behind a finish. Every reveal and shadow line was argued over until it was right, and the plaster walls still read like stone.”
“They took a house we had already given up on and made it feel inevitable. The grounds now hold the architecture the way they were always meant to.”
